What we do ?
The Dialysis Real Estate Team offers commercial real estate investment advisory services with the unique focus on dialysis clinics. We specialize in the acquisition and disposition of the special properties and utilize world-class brokerage services to provide unparalleled service to our clients on their commercial investment properties across the country.
With our teams focus on dialysis properties, our can help you maximize your proceeds. When it comes time to market your property, exposure to the entire market is the best way to ensure you get the best possible price. Exposure is the SVN difference. Many firms just market to their own firm in the hopes to double end the deal.
They only go to their potential buyers and while they may list the property on a CIE like CoStar, many firms wont even present an offer from a competing agent outside their firm. This is wrong it limits the exposure and is only in the best interest of the listing agent “ not you.
We market the property the way you want it marketed.
We dont just put up a sign, put it in a CIE and forget it we proactively market it.We design a customized marketing plan which includes:
Build a custom website for every listing to get exposure to every web usera
We syndicate to all of the major CIEs as well as more than 20 other popular website
We pick up the phone and call the most likely prospective buyers around the country
We send email blasts to our database of over 10,000 qualified buyers around the world
We advertise the property to every CCIM designee and candidate
We present your property during our SVN Monday morning calls, these calls are open for anyone to attend and thousands of brokers and buyers dial in weekly
We present your property CCIM National Deal Making to further expose your property to CCIM designees and candidates
Our expertise also means we have built a reputation over 20 years
a big reason our team has been able to achieve years of consistent results selling dialysis real estate.
Whether you have a dialysis property for sale, are seeking a good investment property, looking to do a 1031 exchange, or pool your money in with other investors to buy several shares in dialysis syndications, we demonstrate our full service approach at every step of the process. We have over
20 years of tenant-rep experience working with DaVita. Fresenius, and American Renal. In that time we have worked on over 200 different site selections for new clinics, lease renegotiations, purchases and sales. We made the choice to transition to represent landlords.
In the time that we worked as tenant representatives, we successfully negotiated on our client’s behalves time and time again. We have the knowledge of how the tenants negotiate against the landlord. We are able to capitalize on that information and bring better service to the landlord by helping them side-step the unreasonable requests and posturing from the tenant.
Is to ensure that the landlord receive a fair deal when negotiating new lease terms. Typically the tenant will grandstand and threaten to open a new clinic down the street if their demands are not met. The fact is the amount of capital expenditure invested in the current location is a high-enough sum of money that it is not a financial incentive to pick up and move.
Usually the tenant will send a representing team to negotiate with the landlord. Many times that team will ask the landlord to pay their commission. Why pay a tenant-rep broker a commission who does not have your best interests in mind? We work for the landlord 100% of the time. We ensure that our clients receive top-notch service and the attention they deserve.
